Quad City Area REALTORS® released the first quarter 2026 single-family home statistics, highlighting a modest decrease in sales activity, while continued strong underlying demand persists, contributing to ongoing inventory challenges across the bi-state region.
These statistics reflect all single-family residential properties listed or sold by Quad City Area REALTORS® within the greater Quad City market area of Scott, Clinton, and Cedar Counties in Iowa and Rock Island, Henry, and Mercer Counties in Illinois.

Within the first quarter of 2026 we saw a decrease of 2.5% in sold properties as a total with an 3% increase in Iowa however Illinois saw a significant decrease of 9%.

Contract Properties are the properties within the designated area shown as pending or ‘under contract’. The contract date is the date in which the property had a contract accepted but has not yet closed. Within the first quarter of 2026 the Quad Cities experienced an increase of nearly 5% in contracted properties with an increase of 6% in Iowa and a 3% increase in Illinois.

Within the first quarter of 2026 there was an almost 9% increase in total listed properties with a 4.6% increase in Iowa and a large increase of 14% in Illinois.
“Contract signings rose in March nationwide despite higher mortgage rates, pointing to pent-up housing demand,” said NAR Chief Economist Dr. Lawrence Yun. “A greater supply of inventory will help translate that demand into more home sales.”
“Demand sensitivity to mortgage rates is greatest among first-time buyers, particularly younger buyers,” Yun said. “As a result, boosting supply and new-home construction should focus on smaller, more affordable homes.”
“The local real estate market is showing encouraging momentum as the first quarter of 2026 brings a noticeable increase in listed properties compared to the same period in 2025. While overall inventory remains historically low, signs of gradual improvement are emerging, offering more opportunities for buyers who have faced limited options in recent years. Several area communities are taking proactive steps to address inventory challenges through zoning adjustments and innovative development strategies aimed at expanding housing availability.
